Residents and HomeOwners in The Village Precinct of the Mosman Park Town Centre Development formed a group in October 2020 to work together to provide a strong voice with the Town of Mosman Park, the Town Planners and the State Planning Authority

The Draft Mosman Park Town Centre Plan of September 2019 outlines the community vision for the Mosman Park Town Centre:

“An urban village which blends architecture, landscape and activity to create a busy  and visually appealing place that remembers its past and is distinctive from its surrounds”

The Draft Local Planning Policy  (LPP20) allows for 6-storey developments in The Village and surrounding precincts. However, recently a 9-storey development was approved for Lot 4 (No 42) and Lot 12 (No 40) Glyde Street in the Downtown Precinct because developers were awarded bonuses for preserving trees and painting murals. Local residents raised concerns in relation to height, parking, noise, and sunlight, at the Joint Development Assessment Panel (JDAP) meeting of October 1, 2020, but these concerns were overruled and the development was approved.

Further developments will soon be proposed for the Mosman Park Town Centre Downtown Precinct.  Several locations along the north side of Glyde Street have been identified as suitable for property development. Given the recent approval of a 9-storey property development on the south side of Glyde Street, it is likely that bonuses will be sought to make any further property developments as large as possible elsewhere in the Downtown Precinct.

Any property development of the Downtown Precinct on the north side of Glyde Street will be immediately next to and overlooking properties in The Village Precinct of the Mosman Park Town Centre.

It is our intention to ensure that any new developments are carefully integrated. Nine (or more) storey developments have no place next to The Village of existing 1-2 storey homes.

Current focus

Documents from May 2019 show The Village Precinct boundary as larger than now currently identified.  The separate precincts of the Town Centre were determined by analysing the overall architecture of the town centre area and the precincts were developed based upon their bespoke character as indicated in the plan.

More recent documents have revealed removal of certain key properties from The Village. These properties have now been included in the Downtown Precinct, with important implications for future property developments adjacent to The Village.

Our first focus is to put together a submission to propose re-instating The Village Precinct boundary as initially identified in keeping with the character and built form analysis of the precinct.
